“To the vendor of a plaster home –We have just sold a free-standing plaster townhouse in Parnell for nearly 10% more than our asking price. Within 48 hours of going onto the market we had an unconditional offer at the asking price but Keith & Jill advised us to counter-sign it back at significantly more. This offer didn’t progress but within another 48 hours we had two more and accepted the higher of them, which was over $10,000 above what we had counter-signed on the first offer. This sale is now unconditional, two weeks after we started the campaign.
To put this into context, we had tried several years ago to sell but didn’t get a single offer. Well, we did get a verbal one from a bottom-feeder that we didn’t even respond to. Last year we tried again at $10,000 under the CV and again didn’t get an offer or even any genuine interest.
What is the difference this time?
I can’t speak highly enough of Keith’s and Jill’s approach to the campaign. It was energetic, positive and seemed to negate any of the negative perceptions of plaster cladding. It also reflected our personal values of absolute honesty throughout the transaction. We didn’t see them in direct negotiation with the parties who made the offers but discerning from the feed-back we gather that they are good negotiators. And their advice to us was spot on from the response to the initial offer (they could well have persuaded us to accept it) through to when to say, “That’s enough. We accept.”
